Why exteriors need repainting here

An exterior coating is not decoration. It is the layer keeping water and UV off the material underneath, and in Calgary it works hard. The result is that most houses show their age unevenly. Once a coating has lost its film integrity, water gets behind it, and the next hard freeze lifts it away from the substrate.

The signs worth acting on are chalking, obvious fading on one elevation, hairline cracking, and any place where a coating has released at an edge or a joint. Catching it at that stage is straightforward. Catching it after water has been getting in for two seasons means repair work first — and if the damage has reached your deck or fence, those need their own attention too.

Preparation is what makes an exterior coating last

Exterior work is unforgiving in a way interior work is not. Indoors, a shortcut might show as a cosmetic flaw. Outdoors, it fails — and it fails on a schedule set by the first hard freeze.

The surface has to be clean and dry. Dirt, chalking and growth on shaded elevations all prevent adhesion. Washing is only half of it; the substrate then has to dry completely. Coating over trapped moisture is the single most reliable way to blister a new finish.

Failing coating has to come off. Painting over peeling paint produces a surface that looks acceptable for one season and then takes the new coating with it when it lets go. Loose material is scraped back to a sound edge and feathered so the repair does not telegraph.

Water routes have to be closed. Failed caulking at joints, gaps around window and door frames, and unprotected end grain on trim are how moisture gets behind a coating. Seal those and the freeze-thaw cycle has nothing to work on. Leave them and no product on the market will save the job.

Bare substrate needs priming. Exposed wood, repairs and previously uncoated areas absorb differently and, on tannin-rich timber, will bleed discolouration through a finish coat within months.

How an exterior project runs

Each stage depends on the one before it being genuinely dry and genuinely sound.

  1. Assessment and weather planning

    We walk the whole exterior, elevation by elevation, checking substrate, caulking, trim condition and how each side has weathered. Then we book a window with realistic contingency built in.

  2. Washing and drying

    The surface is cleaned to remove dirt, chalking and anything growing on the shaded sides. It then has to dry fully — coating a damp substrate is a guaranteed failure.

  3. Scraping, sanding and repair

    Loose and failing coating is taken back to a sound edge, rough areas are sanded, and damaged trim is repaired or flagged for replacement before anything is coated.

  4. Caulking and sealing

    Joints, and the gaps around window and door frames, are sealed. This is the step that keeps water out from behind the coating over a Calgary winter.

  5. Priming

    Bare substrate, repairs and any stained or tannin-prone areas are primed with a product suited to what is underneath.

  6. Finish coats

    Applied within the coating’s stated temperature range, with attention to overnight lows, not just the daytime high. Work follows the shade around the building where the sun is strong.

  7. Walkthrough and cleanup

    We walk every elevation with you, deal with anything you point out, remove masking, and leave the grounds, walkways and landscaping as we found them.

Exterior product choice is driven by the substrate and by how the building needs to handle moisture — not by what is on promotion.

Stucco needs to breathe

Stucco moves with temperature and needs to release moisture rather than trap it. Coatings for stucco should stay flexible enough to accommodate that movement and permeable enough to let vapour out. Sealing stucco under a rigid, impermeable film is how you get spalling and blown patches a few winters later.

Wood needs protection at the end grain

Trim, fascia and siding take water first at cut ends and joints. Priming those properly, and sealing them, matters more to longevity than the finish coat does.

Sheen outdoors is a durability decision

Higher sheens shed water and clean more easily but highlight every surface irregularity — unhelpful on aged stucco or wavy siding. Lower sheens hide texture better. Trim is usually taken a step glossier than the body, both for durability and to define the lines of the building.

Temperature ranges are not suggestions

Every exterior coating states an application temperature range. The one that catches people out is the overnight low: a mild afternoon that drops close to freezing after dark can stop a coat forming its film properly, and no amount of good technique recovers that.

The Calgary exterior season, honestly

Roughly May to September

That is the dependable window. Within it, what actually governs the work is surface and air temperature, the drying window before rain, and the overnight low. Shoulder-season days can absolutely be workable — early May and late September often are — but they need judgement on the day rather than a date in a diary.

We will not paint your exterior in winter

Through a Calgary winter, surface temperatures and overnight lows sit well below what exterior coatings need. A coat applied outside its range will fail no matter how carefully it goes on. Anyone offering otherwise is either using the wrong product or accepting a finish that will not last. Winter is for interior painting and cabinet refinishing — and for getting on the spring exterior schedule early.

Chinooks and freeze-thaw

A chinook can lift the temperature by dozens of degrees within hours and drop it again just as fast. Every cycle moves any moisture sitting behind a coating. This is precisely why we spend so much of an exterior job on sealing and so comparatively little on the finish coats.

Sun exposure is uneven

South and west elevations here take a real beating from high-altitude UV. It is normal for those sides to need attention while the north side still looks serviceable, and on some properties it makes sense to prioritise elevations rather than do everything at once.

How long exterior painting takes

Several days to a couple of weeks for a typical house, with the weather holding as much influence as the size of the property. Washing and drying alone can occupy the first day or two before any repair work starts.

We build contingency into the schedule rather than pretending Alberta weather is predictable. If a day is unsuitable we move, and we tell you why. What we will not do is push a coat on in marginal conditions to keep to a date.

What affects the price of exterior painting

Exterior pricing turns on condition more than anything else. Two identical-looking houses can differ substantially once you look closely at the trim and the sealant.

Surface area and storeys The baseline. A two-storey house is not simply twice a bungalow — height changes access, staging and how quickly the work can safely proceed.
Substrate Stucco, wood siding, fibre cement, masonry and metal each need different preparation and different products. Mixed substrates on one house add complexity.
Existing condition The biggest variable by far. Washing and two coats on a sound exterior is predictable. Widespread peeling, failed caulking and rotten trim is a different scope.
Amount of trim and detail Fascia, soffits, window frames, railings and decorative elements are all hand work. Two houses of the same size can differ substantially here.
Access Steep grades, tight side yards, mature landscaping close to the wall, and anything needing staging all slow the work down for safety reasons.
Colour change Going dramatically lighter, or covering a strong colour, may need an extra coat or a tinted primer to reach an even final shade.
Repair work Rotten trim sections, damaged stucco and failed sealant are quoted as their own line items rather than folded into a painting figure.
Season and scheduling Work booked into a reliable weather window runs efficiently. Jobs squeezed into the shoulder season carry more contingency.

When is the best time for exterior painting in Calgary?

Late spring through early autumn — roughly May to September — is the reliable exterior season in Calgary. What matters is not the calendar but the conditions: surface and air temperature within the range the coating specifies, low chance of rain for the drying window, and enough of a gap before overnight temperatures drop.

Most exterior coatings state a minimum application temperature, and some modern products go lower than older ones. The limit people forget is the overnight low, not the daytime high. A pleasant 14°C afternoon that drops to 2°C after dark can ruin a coat that has not formed its film yet.

Shoulder-season work is possible on the right days, and we would rather reschedule than put a coat on in conditions that will compromise it.

Can you paint the outside of a house in winter?

No, not properly. Through a Calgary winter, surface temperatures and overnight lows sit well below what exterior coatings need to form a durable film, and a coat applied outside its temperature range will fail regardless of how carefully it is applied.

Anyone offering to paint your exterior in January is either using the wrong product or accepting a finish that will not last. Winter is the right time for interior work, cabinets and planning — book the exterior for spring and get on the schedule early.

How often should a Calgary home be repainted outside?

It depends far more on exposure and substrate than on a fixed number of years. South and west elevations take the most sun and typically need attention first, sometimes years before the sheltered sides of the same house.

Rather than counting years, look for the signs: chalking when you wipe a hand across the surface, fading that is obvious on one elevation and not another, hairline cracking, and any place where a coating has lost its grip at an edge or a joint. Catching it at the chalking stage is far cheaper than catching it after water has got behind the coating.

Do you paint stucco?

Yes. Stucco is very common in Calgary and it takes coatings well, provided the preparation is right. It needs thorough cleaning, any cracks addressed before coating, and a product formulated to stay flexible and breathable rather than sealing moisture in behind the surface.

The two things that ruin a stucco repaint are painting over cracks without repairing them, and using a film that is too rigid or too impermeable. Stucco moves and it needs to release moisture. Getting the product choice right matters more here than on almost any other exterior substrate.

What about freeze-thaw damage and chinooks?

Calgary exteriors go through repeated freeze-thaw cycling, and chinooks can swing the temperature dramatically within a single day. Any moisture that has found its way behind a coating expands as it freezes, and that is what lifts paint off a surface in sheets.

This is why exterior preparation focuses so heavily on sealing the routes water uses to get in — failed caulking at joints, gaps around window and door frames, unprotected end grain on trim and fascia. Coating a surface without closing those routes traps the problem rather than fixing it.

How long does exterior painting take?

A typical house is usually several days to a couple of weeks, and the weather has as much say in it as the size of the property. Washing, drying, repairs, caulking and priming all happen before any finish coat, and each stage needs its own dry conditions.

Do you paint vinyl siding?

Some vinyl can be coated and some should not be. The deciding factors are the condition of the siding and the colour: coating vinyl in a significantly darker shade than the original can make it absorb more heat than it was designed for, which risks warping.

Where vinyl is sound and the colour choice is sensible, purpose-made coatings exist and perform well. We will look at your specific siding and tell you honestly whether it is a good candidate.

What affects the price of exterior painting?

Surface area and the number of storeys come first, then the substrate, the amount of preparation and repair needed, how much trim and detail there is, and access — anything requiring staging or working at height is slower for safety reasons.

Condition is the biggest variable. A sound exterior that needs washing and two coats is predictable. One with failing caulking, rotten trim sections and areas of peeling that need to be taken back is a different job, and we will price the repair work as its own line.
