House Painters Calgary is a residential painting company serving homeowners, landlords and property sellers across Calgary, Alberta. We paint houses, condos and townhouses — inside and out, a single room or the whole property — for people who want the job done once and done properly.
The jobs people call us for
Residential painting is rarely about one wall. It is usually attached to something happening in the house, and the reason shapes the job.
- Moving in. Painting before the furniture arrives is faster, cheaper and far less disruptive than doing it afterwards.
- Selling. Neutral walls and clean trim photograph well and remove anything a buyer could read as neglect. Tell us the listing date and we work back from it.
- After a renovation. New drywall, a developed basement or a removed wall leaves surfaces that have never been finished properly.
- Tired décor. Colours that have dated, scuffed hallways, and the accumulated marks of a decade of ordinary life.
- Rental turnover. Fast, durable, neutral, and scheduled around a tenancy change.
If you know which surfaces you want done, we can go straight to specifics — see interior painting, exterior painting, cabinet painting or ceiling painting. This page is for the broader conversation about a property.
What we cover
Property types
- Detached houses — inside, outside, or both across a season.
- Condos and apartments — with building rules, elevator bookings and working hours factored into the plan.
- Townhouses — including shared-wall and complex considerations where they apply.
- Basements — newly developed or long overdue.
Included as standard
- Furniture moved and covered; floors protected throughout.
- Filling, sanding, caulking and spot priming.
- Two finish coats, with hand-cut edges.
- Daily tidy-up, and a full clean at the end.
Significant drywall repair, wallpaper removal and popcorn ceiling removal are quoted separately, because their scope varies far too much to bury in a general figure.

Preparation, and why the quote reflects it
On most residential jobs, preparation is the majority of the labour and almost none of the visible result — which is exactly why it is the first thing cut from a cheap quote.
Filling and sanding gives a flat surface. Caulking the gap where baseboard meets wall is what makes a room read as finished rather than merely painted. Spot-priming every patch stops filler absorbing differently and leaving a flat halo once the light hits it. Scuff-sanding old gloss on doors and trim is the difference between a coat that stays put and one that peels the first time something knocks it.
None of that shows in a photograph. All of it decides whether the job still looks right in three years.
How a residential project runs
The same sequence whether it is one bedroom or a whole house.
-
Walkthrough
We look at everything in scope, check surfaces for repairs, and talk through what you are trying to achieve and by when.
-
Itemised estimate
A written quote broken down by area and task, with any repair work priced separately so nothing turns into a surprise later.
-
Scheduling
We agree dates, the order rooms or elevations are done in, and which areas stay usable each day.
-
Preparation
Protection, masking, filling, sanding, caulking and priming. This is the bulk of the labour on almost every residential job.
-
Painting
Two finish coats as standard, with proper dry time between them and hand-cut edges at ceilings and trim.
-
Walkthrough and cleanup
We go through it with you under normal lighting, correct anything you flag, then return furniture and remove our waste.
Working in Calgary homes
Year-round inside, seasonal outside
Interior work runs all year here. Exterior work is limited to the warmer months, roughly May to September, because coatings need to be applied and cured within their temperature range. A practical approach for a full-property repaint is exterior in summer and interior over the winter, quoted together.
Dry indoor air
Once the furnace has run through a cold stretch, indoor humidity drops a long way. That shortens the working time of a wet coat and makes maintaining a wet edge on long walls harder. It is handled with technique and sensible section sizes, not by thinning product.
Older homes and newer builds
Inner-city properties bring plaster and decades of layered coatings. Post-war and 1970s homes bring textured ceilings. Newer builds bring nail pops as framing dries. Each needs a different approach, and we would rather see the property than guess.
What affects the price
Residential work is quoted per property after a walkthrough. Scope and surface condition move the number more than square footage does.
| What we look at | Why it changes the number |
|---|---|
| How much of the property is in scope | One room, one floor, the whole interior or interior and exterior are very different jobs. Scope is the first thing we establish. |
| Surface condition | Sound walls need filling and sanding. Cracking, previous poor repairs, wallpaper adhesive or water staining all add preparation hours. |
| Trim, doors and detail | Hand work that scales with the number of doors, windows and baseboard runs rather than with floor area. |
| Colour change | Same-colour refreshes are cheapest. Covering strong or dark colours needs an extra coat or a tinted primer. |
| Property type and access | Condo and townhouse work involves elevator bookings, loading restrictions and building hours, which affects scheduling. |
| Occupied or empty | Working around your household and furniture takes longer than an empty property, though rarely dramatically. |
Every estimate is itemised, so you can adjust the scope — drop a room, add the trim, defer a repair — instead of accepting or rejecting one lump sum.

Residential painting questions
What Calgary homeowners ask before booking.
Do you take on single rooms, or only whole houses?
Both. A single bedroom is a perfectly normal job for us, and so is a full interior and exterior repaint. Smaller jobs are usually easier to slot into the schedule at short notice.
Can you paint a house before it goes on the market?
Yes, and it is one of the most common reasons people call. Pre-sale work is usually neutral colours on walls and ceilings, plus touching up trim and doors, aimed at photographing well and removing anything a buyer might read as deferred maintenance. Tell us your listing date and we will work back from it.
Do you work in condos and townhouses?
Yes. Condo and townhouse work brings some extra coordination — booking elevators and loading bays, respecting building working hours, and following the rules the board sets. We handle that, but we need to know about it early because it affects the schedule.
Will you move furniture?
We move and cover furniture as part of normal preparation. Anything genuinely heavy, fragile or valuable is better moved by you or by movers before we start, and we will be specific about what falls into that category at the estimate.
Can you do interior and exterior in the same project?
Yes, though they are usually scheduled apart. Exterior work is limited to the warmer months in Calgary, while interior work runs year-round — so a common approach is exterior in summer and interior over the winter, quoted together as one project.
What does a residential painting quote include?
An itemised written estimate covering the areas in scope, the surfaces within each area, the number of coats, the preparation included, and any repair work priced as its own line. You should be able to see what each part costs and adjust the scope rather than accept or reject one figure.
